Throughout my day, I travel through many subdivisions and neighborhoods. I am always amazed when I see the “For Sale By Owner” sign. Don’t get me wrong, I get it. Most homeowner’s are looking to make the most money that they can by selling their home on their own. Several of my clients had started off this way, and of course, I wished them great success. Who doesn’t want to save the fee that is involved in obtaining professional representation?

Unfortunately, it can sometimes become a security issue and a total waste of time. Do you know who that person coming into your home is? Is that person qualified to purchase your home? There are many things to consider when you are thinking about going the route of a FSBO.

A professional real estate sales person can assist you in many way. First, with security. Most real estate professionals in Knoxville will install an electronic lock box. The real estate professional would need to be a member of the Knoxville Association of Realtors(R) and have a keypad. They would need to schedule an appointment with the listing real estate agents office. This keypad will allow your listing agent to be able to track when anyone has entered your home. Second, most real estate agents are continuously attending seminars, real estate classes, internet classes and so much more to stay up on all the statistics in the Knoxville and surrounding communities. Third, know the market. It is so very important to know how to price a home effectively. Trust me when I say that a real estate agent wants to price your home correctly. When there is a large inventory of homes in any given area, the absorption rate (time to sell) is typically high. If your home is not priced correctly, staged correctly compared to other homes on the market it will take some time to find the right buyer. Fourth is time. Do you have the time to drop everything, every time a potential buyer calls you? What if you are at work or out of town-you might just miss that perfect buyer. However, they went onto the next property on the list and purchased that one.
